Air Conditioning Systems Inspections

 

The EU Energy Performance of Buildings Directive also introduced Air Conditioning System Inspections, as an acknowledgement by the UK Government that a growing number of commercial buildings and an increasing number of homes have air conditioning systems. There is also a widespread acknowledgement that such system’s maybe consuming too much energy. It is hoped that such inspections will lead to advice to help landlords reduce running costs and cut CO2 emissions.

 

The inspection must be carried out every 5 years and by a qualified inspector who has undertaken the necessary training course. The competent person is an ‘Air Conditioning System Energy Assessor’ (ACSEA).

 

By 4th January 2009 all systems over 250kW where required to be inspected – this is applicable to large multi-tenanted buildings.

 

By 4th January 2011 all systems over 12kW are required to be inspected – this is applicable to smaller premises with approximately 3 air conditioning cassettes.

 

The trigger for air conditioning inspections is the size (effective rated output) and not the type of building. Therefore, it applies to homes, commercial and public buildings. Landlords will be provided with an assessment of efficiency, a review of their sizing and advice on improvements or replacements and alternative solutions. Landlords who follow the advice will be rewarded with savings in energy consumption.
