Energy Performance Certificates

Basically, if you are marketing a non-domestic property for sale or to let, you require an Energy
Performance Certificate (EPC). There are some exclusions based around very small properties, we
can help guide you through. The greater powers mean that agents of landlords not complying can
also be fined if there is no EPC in place at the time of marketing.

What does an EPC involve? An EPC requires an inspection by a qualified Energy Surveyor. All our
surveyors are accredited to the BRE and carry the appropriate PI cover.

What happens next? The Energy Surveyor then carries out significant research of all fabric, heating/
cooling, lighting equipment on site and uses government recognised software to provide an EPC
rating and recommendations report. Once we have produced this for you, we will forward you a
draft to make sure you are happy. You have an opportunity to make any improvements before the
reports are filed.

Once filed the EPCs last for ten years, or until there is a material change of the building.
